Cell and gene therapy facilities are rarely designed for a single, known process. Modalities evolve, scales shift, client programs diversify, and technologies move on, often before a building is even commissioned. This session uses the development of eXmoor Pharma’s Cell and Gene Therapy Centre (CGTC) in Bristol, UK as a practical case study in designing a multipurpose GMP facility that can absorb that uncertainty without compromising compliance or commercial viability.

The 65,000 sq ft purpose-built facility integrates GMP clinical manufacturing, fill-and-finish, QC laboratories, warehousing, process and analytical development, and office and support space, with expansion capacity designed in from the outset.

John Joseph and Andrew Besso, both from eXmoor Pharma’s capital projects and facility design team, will work through ten key design decisions, covering location, capacity, vertical distribution, flows, co-occupancy, services and structure. For each, they’ll share the design challenge, how it was addressed at CGTC, and what they’d take into future multipurpose CGT facility projects.

The central argument: flexibility isn’t simply spare space. It has to be engineered through credible process modeling, risk-based layouts, maintainable services and robust utilities, and proven through operational readiness before a facility can genuinely support diverse, evolving CGT programs.

Attendees will leave with a grounded, real-world framework for facility design decisions, useful for anyone planning, scaling or reassessing GMP manufacturing space for cell and gene therapy.
